Homes along the coast deal with strong sea breezes and salt air, so where the outdoor unit goes matters. Where possible we place condensers out of direct salt spray and use corrosion-resistant brackets and fixings. Older beachside homes often have tiled roofs and tight ceiling space, so we plan pipe runs at the quote rather than on the day.
This area mixes established brick-and-tile homes, renovated family houses and newer townhouses. Townhouses and units often need back-to-back installs or careful unit placement to suit strata rules. Older homes usually suit a standard wall split with pipework run through the roof, and we check switchboard capacity at the quote.
Much of this area was built through the 1980s and 1990s, with brick-and-tile homes, good roof access and room for an outdoor unit on a side wall, which keeps most installs straightforward. Plenty of homes here already have ducted or evaporative cooling and add a split system to a bedroom, study or extension that isn't keeping up.
The newer estates in Landsdale, Madeley and Darch, and up the coast to Alkimos, Eglinton and Yanchep, are mostly modern builds with open-plan living areas and narrow side setbacks. Open-plan spaces usually need a larger 6 to 8kW unit, and tight side access means planning where the outdoor unit can sit without blocking the path.
We also cover Ellenbrook, Brabham, Dayton and Beechboro. These are largely newer homes where living areas can take the full afternoon sun, so sizing the unit correctly for the room matters more than usual.
